Tip #1 – Use the public record information from your county government website. Start your search here, you can look for criminal as well as civil problems. Evictions, foreclosures, liens, etc.. will be found in the civil area. It helps to have the middle initial of your prospective tenant if they have a very common name.

Most of the background check companies simply use a public record search.

Find your county records by doing a simple Google search with the following information:

“CountyName county” state “civil records”

or

“CountyName county” state “clerk of courts”

So if you were looking for Orange County, FL the search would look like:

“Orange county” Florida “civil records”

Tip #2 – Review info on all occupants - We recommend that you do a quick search on other occupants that are looking to move into your property. We have seen many times, couples that may have been evicted in the man’s name, will now apply for rentals with the woman’s name. Double check all adult parties that will be moving into your location.

Tip #3 – Verify previous Landlord - It only takes a few minutes to call or at least verify information. Another quick public record search at your county’s property appraiser’s website or office will let you know the owner of the previous property. Make sure names match up or the previous property manager can verify the owner’s information. We have seen applicants use friends and family members as “previous landlords”.
